Selling your home is an exciting step, but it also requires thoughtful preparation. Taking the time to properly prepare your property before it hits the market can significantly improve how buyers perceive your home and can ultimately help it sell faster and for the best possible price.


One of the first and most important steps in preparing your home is addressing any maintenance issues. Small repairs might seem minor, but buyers notice the details. Before listing your property, make sure to fix items such as loose toilets, dripping or loose faucets, and broken or loose window and door hardware. Patch any holes or dents in drywall, repair chipped or peeling paint, and ensure all appliances are in proper working order. It’s also a good idea to thoroughly clean areas that are often overlooked, such as windows, the oven, and the utility room. These small improvements help demonstrate that the home has been well cared for.


Cleanliness and decluttering are equally important. Buyers want to walk into a space that feels open, bright, and easy to imagine as their own. Start by removing unnecessary items from countertops, shelves, and corners of rooms and closets. Over time, belongings naturally accumulate—especially in busy households with children—but simplifying each space can make a dramatic difference. The goal is to create a calm, organized environment that feels similar to a show home.


Depersonalizing the home is another effective strategy. Consider replacing family photos with neutral artwork or photography. This helps create a blank canvas where potential buyers can picture themselves living in the space. It’s also recommended to remove highly personal items such as sports memorabilia, religious items, or taxidermy, as these can sometimes distract or make certain buyers uncomfortable during a viewing.


Curb appeal is another key factor that should not be overlooked. The exterior of your home forms the first impression for buyers as they approach the front door. A freshly painted front door can make a surprisingly strong impact. During the spring and summer months, maintaining a well-kept lawn, adding flowers to garden beds, and trimming shrubs can make the property feel inviting and well maintained. Touching up paint or stain on the front porch, steps, window trim, or back deck can further enhance the overall presentation and increase buyer satisfaction when touring the home.


Beyond the physical appearance of the property, it’s also important to ensure that the legal and technical aspects of the home are in order. One key document in this process is a compliant Real Property Report (RPR). This report shows the location of structures on the property and confirms that they comply with municipal regulations.

As your realtor, I also perform a title search to review the property’s title and identify any instruments that could affect the sale. This may include restrictive covenants, easements, or encroachments. Addressing these items early helps ensure a smooth transaction once an offer is received.
